The 24-acre site offers significant opportunities for Office, Industrial and Warehouse premises, along with the potential for other uses subject to planning. Each plot has a good planned parking provision and the site benefits from a direct transport link to the city along with relative proximity to Bristol and the nearby International Airport. Bath Western Riverside

Covering approximately 87 acres (35 hectares) of land to the west of the City Centre and adjoining the River Avon, Bath Western Riverside is one of the largest brownfield regeneration projects in the South West. Bath & North East Somerset Council is working in partnership with Grosvenor and the Regional Development Agency on a comprehensive masterplan for a mixed use scheme including an integrated public transport system, new houses and affordable housing, office space, leisure, retail and restaurant provision and new cultural and community facilities including a new primary school. The project is the last major opportunity for Bath to deliver a platform for the City's future economic and social prosperity, and it is therefore critical that the great potential of this opportunity is fully realised.

The Master Plan was submitted at the end of 2004 and set out a 10 – 15 year development programme.
